Less grant, cheaper money

The reform shifted the weight of the subsidy rather than removing it: the repayment grant became smaller, the interest rate lower. Applications received up to 20.07.2026 were still assessed under the previous terms.

Whether that is an improvement in your case is a calculation, not a slogan. A lower rate is worth more the longer you hold and the larger the loan; a repayment grant is worth more on a short horizon. Marginal tax rate and holding period decide it.

Where the second and third building blocks come from

KfW 261 combines with most of the regional funding banks — IBB Berlin, SAB Sachsen, NRW.BANK, L-Bank Baden-Württemberg and others. That can produce up to three financing components for a single refurbishment.

It also combines with the Denkmal-AfA under § 7i EStG on a listed building. For an internationally based investor that pairing is often the decisive one: subsidised money on the refurbishment and accelerated depreciation on the same works.

What has to be managed is the sequence and the deadlines. Each programme has its own cut-off, and one missed order of filing can forfeit an entire tranche.

The mistake that forfeits the funding

The application must be filed before the works are commissioned, and it must go through your bank. Filed afterwards, the funding is gone — there is no discretion and no appeal.

This is the most common and most expensive error in financing a refurbishment, and it is entirely avoidable by fixing the order at the outset. The owner-occupier subsidy roadmap sets out the sequence in which the individual programmes have to be applied for so none is lost.
