What would my monthly payments be with repayment-free start years, and how does a KfW repayment calculator work them out?

During the repayment-free start years your payment covers only the interest on the loan amount. Afterwards the loan is spread over the remaining term with a constant payment. More start years mean a lower burden at first and a higher payment later. You enter the KfW home loan interest rate in Germany yourself, because the KfW adjusts its terms continuously.

KfW loan calculator: what do the repayment-free start years cost? Repayment-free start years lower the burden at the beginning, for example during construction while you are still paying rent for your current home. The price: repayment starts later and is spread over fewer years, the payment afterwards rises, and you pay more interest over the full term. Compare one and three start years in the calculator — the difference in payment and balance is the basis for the decision.

KfW 261 repayment grant: how does it change the balance?

With KfW 261 the repayment grant depends on the efficiency level reached: EH 40 EE 10 %, EH 55 EE and EH Denkmal EE 5 %; for EH 70 EE and EH 85 EE there is none.

The grant lowers the debt, not the payment — the balance at the end of the fixed-rate period is smaller and the loan is repaid sooner. The full scale including bonuses is on KfW 261 – Energy-efficient renovation.

During the repayment-free start years you only pay interest. After that, the full loan amount is repaid over the remaining term — so the payment is higher than for a loan without start years, and more interest is paid over the term.

How does a repayment grant affect the payment?

The repayment grant reduces the debt. The calculator deducts it at the start of repayment and keeps the payment unchanged; the remaining balance falls and the loan is repaid sooner.

What happens when the fixed-rate period ends?

A new interest rate applies to the balance still outstanding. The calculator shows how large that balance is — it is the amount for which the terms are set again.
