Combining a bank loan and a KfW loan: what does the second tranche change?

A KfW loan does not replace the bank financing, it adds to it.

The amount depends on the programme and the funding level — for a climate-friendly new build, for example, up to €100,000 per home without the QNG seal and up to €150,000 with it.

A repayment grant is only available for renovation (261); the new-build programmes 297/298 and 300 work through the rate alone.

As a separate tranche with its own rate. The KfW amount is deducted from the loan, the rest runs as a bank loan; both instalments together make up the monthly payment. A repayment grant is only available for renovation (KfW 261).

What does the remaining balance after 10 years mean?

It is the amount still outstanding after ten years, which is then refinanced at new terms. The higher the initial repayment, the smaller this amount — the mortgage amortization calculator shows it year by year.
