How much equity do I need for the purchase costs — and what if it is not enough?
Plan for 8 to 15 percent of the purchase price, depending on the federal state and whether an agent is involved; banks do not finance this amount. If your equity falls short, a renovation loan, an unsecured personal loan, can cover the gap, but lenders count it as a separate instalment, which lowers the maximum mortgage.

Run them in this order — or the numbers will mislead you
Most people start with the monthly payment. That is the wrong end. The payment is rarely what stops a German property purchase; the cash you need on the table before completion is. Purchase costs — land transfer tax, notary, land registry, and often an agent's fee — sit on top of the purchase price and are almost never financed by a German bank. They come out of your own funds.
That matters more for internationally mobile buyers than for anyone else, because the land transfer tax alone varies from 3.5 % to 6.5 % depending on the federal state. On a €400,000 property that is a five-figure swing for exactly the same house.
1. Purchase costs first. This tells you what your equity must cover before a single euro goes towards the price. 2. Then the budget. Only now does a price range mean anything.
3. Then the amortisation schedule. Watch the residual debt at the end of the fixed-rate period, not the opening payment.
In Germany the interest rate is fixed for a defined term (commonly 10 years) and the loan is not repaid by then — what remains has to be refinanced.
That figure decides whether a follow-on loan is available to you later, particularly if you have moved abroad in the meantime.
4. Rental yield if you are buying to let — it answers a different question: not "can I pay for this", but "does the property carry itself". 5. Early repayment charge only if an existing loan is to be settled before the fixed term ends.
What no calculator knows about you
Every figure below comes from your own input. Three things that decide your financing are invisible to the tool:
Your credit profile. Our calculators use the rates of our rate overview. The rate you are finally offered depends on income type, contract length, Schufa history and the loan-to-value ratio.
A fixed-term employment contract, a probation period, self-employment or a residence permit with an expiry date all move that rate — or remove the bank entirely.
Your residency and currency. If you are tax-resident outside Germany, or paid in a currency other than the euro, the number of banks willing to lend collapses.
This is not a pricing question but a policy one: some lenders do not accept foreign-currency income — others do; see income in a foreign currency. The property. German banks lend against the mortgage lending value, not the price.
Where the two diverge, the gap becomes additional equity you must provide — and it appears in no calculator.
