How does a loan calculator work out the monthly rate?
It assumes an annuity loan with a fixed rate: the instalment stays the same, the repayment share grows and the interest share falls. Amount, term and rate give the monthly rate, the interest cost and the total repayment. The rate you actually get is only shown in an offer; it depends on creditworthiness, amount and term.

Which loan fits: instalment loan, renovation loan or mortgage?
Up to roughly €50,000 an instalment loan without a land registry entry is common; above that a mortgage-backed loan or a top-up of an existing mortgage is often cheaper.
Instalment loan: fast, no land registry, rate usually a little higher. Mortgage-backed loan: more effort, usually a lower rate, sensible for larger amounts, also with KfW funding. Refinancing: an expensive loan is replaced when the new rate is clearly lower.
Term and rate: what the levers do
A shorter term lowers total interest but raises the monthly rate; a longer term does the opposite.

What is the difference between nominal and effective rate?
The nominal rate is the pure loan rate; the effective rate also includes costs that belong to the loan and is the figure to compare offers by.
How large can the loan be?
Instalment loans are usually available up to around €50,000 depending on lender and creditworthiness. For larger amounts look at a mortgage-backed loan.
Can I repay early?
For consumer loans early repayment is generally possible and any compensation is capped by law. Check the contract terms before signing.
What does the brokerage cost you?
Nothing. If a placement succeeds we receive a commission from the lender; this does not change your terms.
Which rate does the calculator use?
The rate is your own entry. We do not store a bank rate because it depends on the individual case. The offer shows the real rate.
What is an instalment loan?
An instalment loan has a fixed term and a constant monthly rate. It needs no mortgage charge and suits renovation, purchases or refinancing existing loans.
