How much mortgage can I afford in Germany — and how does the calculator work it out?
The calculator works backwards from the monthly payment you can carry, not from the purchase price. From payment, interest rate and initial repayment rate it derives the maximum loan; combined with your equity, that gives the financeable total. Purchase costs such as transfer tax, notary, land registry and agent commission come off that, as banks do not finance them.

The affordable payment follows from your household budget — income minus expenses, with a buffer. From that payment, the bank rate of our rate overview and the initial repayment rate follows the loan amount; together with your equity and minus the purchase costs, this gives the purchase-price range. The rate depends on the loan-to-value: up to 50 % the first rate applies, the second one to the part between 50 and 70 %.

The affordable payment isn't the one that just barely fits today — it's the one that still holds up against a higher follow-up rate, income fluctuations, or a further rate rise.
Banks apply an internal debt-service stress test for exactly this: a premium added to today's rate to check affordability if rates climb. Setting your own payment more generously than needed gives away financing room; setting it too tight risks real trouble at follow-up financing years down the line.

Is the calculated purchase price a commitment?
No. It is guidance based on your inputs. The bank additionally assesses credit standing, property and loan-to-value — from which the actually possible range results.
Should I calculate with or without an agent?
Depending on whether a buyer's agent share applies to your purchase. When buying from the owner or with a split commission it may be lower or absent. When in doubt, calculate with an agent — then the range is more conservative.
