What is in the rent roll?
The rent roll is the overview the bank calculates with, unit by unit and with a total. The bank asks for it for every let property.

Property, owner, date — address of the building, who owns it, and the date the figures refer to; Unit — unit number, location in the building and use as flat, office or shop; Tenant — name and let since;
Area and rooms — living or usable area in m² and number of rooms; Rent — net rent and service charges in euros per month; Stepped rent — agreed increases, e.g. “EUR 850 from 01/2027”; Remarks — vacancy, notice given, commercial unit with VAT or other specifics.
How does a German bank count your rental income?
Rental income counts as income in the household budget, but not in full: the bank deducts an allowance for vacancy and costs. Only the actual rent is counted, at most the usual local rent. That is why the tenancy agreements and the last three months of rent received belong with the rent roll. For a new build, the expected rent according to the local rent index counts.
More and more banks count rent from property abroad as zero — what applies then.
