Bank financing confirmation for buying a property: what it confirms, with sample, template and online application via a finance broker
A provisional confirmation of financing – also known as a financing certificate, buyer’s certificate or financing pass – shows sellers and estate agents that a bank is, in principle, willing to support your financing. The property purchase financing confirmation is free of charge and is usually available within a few hours to one day, provided we have received your documents. It does not constitute a financing commitment.
Confirmation of financing for a house purchase: How do I get it?
Please send us your self-disclosure and proof of income. We will issue the confirmation of financing online ourselves or obtain it from a bank or platform. This usually takes a few hours to one day, provided the documents are available, and is free of charge. Book a 30-minute appointment.
What does the bank’s confirmation of funding confirm?
The bank confirms that it will provide the financing, subject to the review of further documentation.
Often, only the borrower’s creditworthiness is assessed – that is, their income, equity and liabilities. The property itself and the loan-to-value ratio are not assessed. Such a certificate may be issued by online platforms, by us, or by a bank.
What is the difference between a confirmation of financing and a financing commitment?
The commitment comes later and means that all documents, the creditworthiness and the loan-to-value of the property have been fully checked. A confirmation usually rests on only a few documents.
This is not possible with a provisional financing commitment or a financing certificate, as there are usually only a few documents available. The financing commitment is therefore issued at a later stage. As proof of financing for a house purchase, the certificate demonstrates in advance that your bid is genuine and financially viable.
How long does the confirmation of financing take?
Usually a few hours to a day, once we have received the documents.
You will need to provide a self-disclosure, proof of income and details of your equity and liabilities. The confirmation is free of charge. It is issued by Perini Finance & Property, Olga Nikushkina. The letterhead states the licence under Section 34i of the German Trade Regulation Act (GewO), including the registration number, and the professional indemnity insurance (Berufshaftpflicht). Financing brokers such as ourselves issue the confirmation; however, only the financing bank can provide a binding commitment.
Is the financing certificate sufficient for the notary?
The certificate is not sufficient for the notary.
He needs the formal commitment to finance the purchase or the loan agreement (Darlehensvertrag) and the documents relating to the creation of the mortgage.
Frequently asked questions
What is a financing certificate?
A financing certificate is a provisional confirmation of financing. In it, the bank states that it will provide the financing subject to the review of further documentation. Often, only the applicant’s creditworthiness is assessed.
How long does it take to receive confirmation of funding?
Usually a few hours to a day, once we have received the documents.
How much does a confirmation of financing cost?
Nothing. The certificate is free of charge.
What does ‘subject to review’ mean?
The bank has only checked some of the details, mainly the borrower’s creditworthiness. It will only examine the remaining documents and the property’s mortgage lending value later, before it gives its formal financing commitment.
What is the difference between a confirmation of funding and a bank’s commitment to provide funding?
The financing commitment has been fully vetted: all the documentation, the borrower’s creditworthiness and the property’s loan-to-value ratio. A provisional financing commitment or certificate cannot provide this level of assurance, as there are usually only a few documents available.
What does the notary need?
The formal financing commitment or the loan agreement and the documents relating to the creation of the mortgage. The certificate alone is not sufficient for the notary.
Online confirmation of funding: How does it work?
You send us the documents digitally. We issue the confirmation or obtain it from a bank or platform, usually within a few hours to one day.
What documents do I need for the confirmation of funding?
A self-disclosure, proof of income and details of equity and liabilities. Further documents are only required later, for the financing commitment.
