Which banks finance tax non-residents?
Only a small circle of the 650+ banks finances residence abroad — which ones, and why most of the example banks above don’t fit here.
Banks differ in what they accept — not mainly in what they charge
Rate comparison sites suggest the German mortgage market is a price ranking. For a salaried German buyer with a permanent contract and 20 % equity, that is roughly true. For everyone this practice works with, it is not. The decisive variable is not price but acceptance:
- Residence permit. Some banks require permanent residence (Niederlassungserlaubnis). Others lend on an EU Blue Card. A few will look at a fixed-term permit if the employment contract runs long enough. There is no common standard.
- Where you are tax-resident. Living outside Germany changes the applicable consumer-protection law and the bank's enforcement position. Most lenders simply decline rather than work it out.
- The currency you are paid in. Some lenders do not accept foreign-currency income — others do. A bank that does not want that exposure says no — regardless of how strong your income is.
- Credit history. Arriving in Germany with an excellent credit record abroad and no Schufa history at all is treated by some banks as a blank sheet and by others as a red flag.
- Source of funds. Equity transferred from outside the EU requires documentation under German anti-money-laundering rules. Incomplete evidence stalls files that were otherwise approved.
