Which KfW funding exists in 2026 and how much money sits in each programme?
Eight programmes cover the field. For a purchase with no strings attached, the home-ownership programme 124 (up to €100,000). For families building or buying their first home, programme 300 (€170,000 to €270,000, income-related, limit €90,000 with one child). For an old building in need of refurbishment, Jung kauft Alt 308 (€140,000 / €160,000 / €180,000 by number of children, tier applying from 3 August 2026). For a full refurbishment KfW 261 with the compulsory EE class, for a climate-friendly new build 297/298 — the two are mutually exclusive for the same residential unit. Plus heating replacement through BEG 458, age-appropriate conversion 159 (up to €50,000) and the supplementary loan 358/359 (up to €120,000). What the funding compass contains
- KfW 124 — home-ownership programme. Purchase or construction of owner-occupied housing, up to €100,000, no strings attached and no repayment grant. The classic choice for an existing property.
- KfW 300 — home ownership for families. New build and first purchase, €170,000 to €270,000. Income-related; the limit is €90,000 taxable household income with one child.
- KfW 308 — Jung kauft Alt. Purchase of an old building in need of refurbishment by families: €140,000 / €160,000 / €180,000 by number of children, tier applying from 3 August 2026. Compulsory refurbishment within four and a half years.
- KfW 261 — refurbishment to Effizienzhaus standard. Loan with a repayment grant; the EE class is now compulsory.
- KfW 297/298 — climate-friendly new build. Mutually exclusive with 261 for the same residential unit.
- BEG 458 — heating replacement. Grant made up of base funding and the speed bonus.
- KfW 159 — age-appropriate conversion. Up to €50,000, with neither a care level nor an age limit required.
- KfW 358/359 — supplementary loan. Up to €120,000 per residential unit, on top of an approved grant.

Why funding comes before financing
Subsidised funding makes a mortgage noticeably cheaper — but only if the application is filed in time and through the right bank. Neither is a formality.
The application runs through the bank
KfW does not lend directly; it lends through participating institutions. Not every bank passes through every programme. Anyone who picks a bank first and asks about funding afterwards has already narrowed the field.
The application must precede the project
The project starts with the purchase contract or the building order. Whatever is not applied for before that is lost — there is no retrospective approval. This is the mistake that costs the most money and is the easiest to avoid.
What rules each other out has to be known in advance
KfW 261 and 297/298 cannot be combined for the same residential unit. The supplementary loan 358/359, conversely, is designed to come on top of an approved grant. Rules like these decide tens of thousands of euros and sit next to each programme in the compass.
