Why doctors are preferred clients for banks

Medicine is considered crisis-proof — the demand for healthcare stays constant even in economically difficult times. That makes you an extremely attractive client for lenders.

In practice that means: above-average credit assessment, lower interest rates, higher loan limits, and a realistic chance of financing with little or no equity. Many banks even run their own doctor programmes. The catch: you don’t get these terms automatically — you have to know the right bank and negotiate properly. That is exactly my job.

On top come on-call duties and variable pay components which, presented correctly, improve the financing. An important point for doctors in private practice: instead of the statutory pension scheme you pay into a professional pension fund (Versorgungswerk) — banks rate this differently, and I know which bank handles it confidently.

Frequently asked questions

Do I really get better rates as a doctor?
Often yes. Because of the strong credit standing and crisis-proof income, many banks offer doctors better terms and higher loan-to-value ratios. The key is to select the banks that actually grant these advantages — not every one does.
Is financing without equity possible?
With suitable credit standing, 100 % financing (purchase price) and, in individual cases, even financing including incidental costs is possible. Banks then usually require a higher repayment rate. I check what is realistic in your case.
What does your advice cost me?
Nothing. Advice, bank comparison and the financing enquiry are free. The commission is paid by the financing bank.
I work abroad — is that even possible?
Yes, and it is one of my specialist disciplines. Many banks reject doctors living abroad outright. I know the banks that finance despite residence abroad and foreign-currency income. More on that here.
Do you also provide tax advice?
No. I arrange financing. Tax questions you clarify with your tax adviser — I work closely with them where needed.
