Medicine is considered crisis-proof — the demand for healthcare stays constant even in economically difficult times. That makes you an extremely attractive client for lenders.
In practice that means: above-average credit assessment, lower interest rates, higher loan limits, and a realistic chance of financing with little or no equity. Many banks even run their own doctor programmes. The catch: you don’t get these terms automatically — you have to know the right bank and negotiate properly. That is exactly my job.

Medical salaries rise markedly with every career stage. Banks factor in this outlook. A rough guide (gross salary, collective-agreement range, as of 2026):

On top come on-call duties and variable pay components which, presented correctly, improve the financing. An important point for doctors in private practice: instead of the statutory pension scheme you pay into a professional pension fund (Versorgungswerk) — banks rate this differently, and I know which bank handles it confidently.
