Why are doctors preferred borrowers with banks — and what does it depend on?
Doctors are considered preferred borrowers by banks: low unemployment, predictable income growth and a low default risk often lead to better terms and higher loan-to-values than for comparable income in other professions.
But the career stage is decisive: a junior doctor on a fixed-term contract is assessed differently from an established specialist with her own practice, and anyone working abroad brings foreign currency and foreign documentation into play. Keeping private property financing and practice financing cleanly separate also needs planning, so the two don't block each other.

Medicine is considered crisis-proof — the demand for healthcare stays constant even when the economy weakens. That makes you an extremely attractive client for lenders.
In practice that means: above-average credit assessment, lower interest rates, higher loan limits, and a realistic chance of financing with little or no equity. Many banks even run their own doctor programmes. The catch: you don’t get these terms automatically — you have to know the right bank and negotiate properly. That is exactly my job.

On top come on-call duties and variable pay components which, presented correctly, improve the financing. An important point for doctors in private practice: instead of the statutory pension scheme you pay into a professional pension fund (Versorgungswerk) — banks rate this differently, and I know which bank handles it confidently.
