Why are doctors preferred borrowers with banks — and what does it depend on?

Doctors are considered preferred borrowers by banks: low unemployment, predictable income growth and a low default risk often lead to better terms and higher loan-to-values than for comparable income in other professions. But the career stage is decisive: a junior doctor on a fixed-term contract is assessed differently from an established specialist with her own practice, and anyone working abroad brings foreign currency and foreign documentation into play. Keeping private property financing and practice financing cleanly separate also needs planning, so the two don't block each other. Preferred-borrower status is therefore not automatic — it depends on contract, specialty and income structure.
