Property Financing for Doctors — Document Checklist
Banks ask doctors for different documents than salaried employees — and requirements shift by career stage (junior doctor, employed, fee-based, in practice). This checklist shows exactly what's actually needed. Free by email, no sales pressure. Mortgages for doctors in Germany typically clear faster once the practice or employment income is documented properly.
Why are doctors preferred borrowers with banks — and what does it depend on?
Doctors are considered preferred borrowers by banks: low unemployment, predictable income growth and a low default risk often lead to better terms and higher loan-to-values than for comparable income in other professions. But the career stage is decisive: a junior doctor on a fixed-term contract is assessed differently from an established specialist with her own practice, and anyone working abroad brings foreign currency and foreign documentation into play. Keeping private property financing and practice financing cleanly separate also needs planning, so the two don't block each other. Preferred-borrower status is therefore not automatic — it depends on contract, specialty and income structure. Which bank rates which medical situation best, we clarify case by case, in conversation, not on the page. Not legal or tax advice.
What's in the checklist
- Core documents. Licence to practise, proof of income, equity — what every bank wants to see.
- By career stage. Junior doctor, employed, fee-based doctor, in practice — different requirements each.
- What banks reward. High loan-to-value despite limited equity is often possible for doctors.
- Practice & special cases. Practice purchase, doctors abroad, fixed-term contracts.
Which documents are needed when
Junior doctor / employed
Licence to practise, recent payslips, employment contract (permanent helps, but fixed-term is usually still financeable for doctors).
Fee-based doctor
Income statements for the last two to three years instead of payslips — banks assess income similarly to self-employed applicants, but with the doctors' bonus.
In practice
Additional practice documents: annual accounts, management reports, panel-doctor accreditation where relevant — the more detailed, the faster the bank decision.
Special case: abroad or practice purchase
Living abroad or taking over a practice adds further requirements — more on financing while abroad.
